Is a Building Control Application required

Work that requires building regulation approval may be required on various types of work to ensure compliance of the building regulations is met. Typical types of work are:

  • Erection of a building or new dwelling.
  • Extension or alterations to domestic buildings.
  • Loft conversions.
  • Garage conversions.
  • Underpinning
  • Installation and fitting of new waste appliances.
  • Installation and fitting of new drainage.
  • Installation and fitting of heating appliances - unless the work is carried out by a member of a competent person scheme.
  • Installation of electrical works - unless the work is carried out by a member of a competent person scheme.
  • Installation of new or replacement doors and windows - unless the work is carried out by a member of a competent person scheme.
  • Replacing or repairing more than 25 per cent of a roof covering.
  • Material alterations to the structure of a building. If this includes removing chimney breasts, please contact us for more advice before you start.
  • Work affecting means of escape in case of fire - this may include replacement windows in residential buildings.
  • Material change of use of a building.
